Owner Peter Beacons field explains how his late father Howard founded and grew the company, in addition to giving insights into his own background and involvement with Beacon Builders. “The business was started by my father over 60 years ago,” Peter says. “He started with the construction of some shops and then went on to build houses, subdivisions, and apartment buildings. At one stage I believe he was the third largest builder in Melbourne.”

Beacon Builders | After studying structural engineering at Monash University and graduating with an honours degree, Peter continued his education with a postgraduate business administration course. With these skills under his belt, Peter joined his father at Beacon Builders. “I started working withmy father 28 years ago,” he says. “My background is in structural and civil engineering, so it certainly suited this type of work.” Over their years of dedicated service in Queensland and Victoria, Beacon Builders have completed projects across a wide range of property development includingthe construction of houses, flats, and villa units, land subdivision,commercial and industrial projects, shopping centres, and high-rise residential apartments. I love both the creativity and complexity of property development. Being able to apply my skills and experience to identify the highest and best use for a parcel of land that has end product for which there is sufficient demand, and then delivering the project is very satisfying.” In 2014, Beacon Builders were recognised by the Urban Development Institute of Australia (Queensland) at the annual Awards for Excellence. The boutique developer took home the Small Residential Subdivision award for their work on the Palm Beach Heights Estate. The award is a grand achievement for Beacon Builders. It is also particularly significant to Peter, as he credits his father’s development instincts that led to Palm Beach Heights becoming a reality. “I’m very proud and touched to have won the UDIA award,” Peter explains. “My father identified this land about five years ago; unfortunately, he passed away before he could see the project completed. But he knew that

Beacon Builders | it would be a winner, given its tremendous location close to the beach and infrastructure.” The Palm Beach Heights Estate is located at Elanora on the Gold Coast, a location as beautiful as it is convenient. With lots averaging 525 square meters − compared to some new first-home buyer estates where the average lot size is in the mid-to-low 400s − Beacon Builders have provided more space for families to grow. The small infill development, which provides a range of housing options for up to 153 families on 75 allotments, was heralded as an outstanding success given the challenging geography and planning hurdles. Overcoming the challenge of the terrain and government bureaucratic red tape, Beacon Builders demonstrated their ability to persevere, while also showingtheir dedication to represent clients’ and builders’ best interests. “The land had extreme slopes on it that needed to be addressed,” says Peter. “And the initial response from the council officers was, ‘Well that’s the natural lay of the land, you

Those that were familiar with the area prior to the civil works are very impressed with how it has been transformed into an accessible and useable residential community.” Beacon Builders completed the project in collaboration with a great team of consultants led by Burchills Engineering Solutions, who worked on both civil and environmental engineering for the project. Coops Drainage & Civil were engaged to do the bulk earthworks and civils, andBoyds Bay Groupundertook landscaping. Peter felt it was important to work with local companies who were knowledgeable about the Palm Beach area.

Beacon Builders | “We worked with local consultants in terms of the team that we ran with; it was important that we had people who understood the location, the Council and the local community.” The Award for Excellence also represents Beacon Builders’ unique visions, as well as their business savvy and having a good idea of where the industry is headed. Peter says he’s incredibly proud of delivering the Palm Beach Heights project, and appreciates the affirmation of their hard work by the UDIA (QLD). “It’s certainly the highest award we’ve had in our development history,” Peter adds. “It’s recognition by the industry that we were right to persevere in the direction we went, and that our vision and interpretation of where the market was going was correct.” The demand for the Palm Beach Heights Estate was confirmed with each stage achieving 90% presales before registration. With only a handful of sales still to settle, Peter says they’re looking into developing Palm Beach LOOKING TO THE FUTURE

| Beacon Builders Heights further with a potential apartment building for a vacant 4,500 square metre lot on the property. “We have one large lot left on this estate that we kept as a potential apartment building,” he says. “I wasn’t sure when we’d be able to develop that in terms of the market, and I think that’s something we’d like to develop later this year. The site already has preliminary Council approval for 40 apartments.” Though their options are open in 2015, Beacon Builders will be seeking out a new project to take on when and where the opportunity presents itself. “We’ll be looking for another project in 2015 to start the process,” Peter explains. “We’ll start speaking to the agents and see what’s available and where the opportunities lie.” In their many years as a leading boutique developer, Beacon Builders has always been a family business, with Peter and the lateHoward Beaconsfield at the helm together for 28 years. According to Peter, it appears that the familial torch will continue to shine brightly in the future as well. “I have two sons who now wish to work with me as I worked with my father,” he says with pride. “I can say that my father taught me property development and it’s a credit to him that this project won an award. If I too can pass on my skills to my sons, that’s something I’d feel would be useful and rewarding.”
