JMC | Having commenced operations as a building company over 35 years ago, JMC gradually expanded to cover all facets of property development. Today, they do all of their own building works and developments, predominantly tackling large developments in the western suburbs of Melbourne. “Because we’re a relatively small-to-medium sized company, we focus on doing one large development that has multiple stages to it at any given time,” says Martin. “From when we first purchase the site to completion, these developments might take anywhere from seven to 10 years to complete. So what we do is have one site that’s under construction at any given time, and another ahead of us that we’ll be doing our planning for, which we’ll commence once the current development is completed.” According to Martin, it’s JMC’s versatility and “depth of knowledge” that gives them the edge over the competition. Being able to expertly guide a project through every stage of property development allows them to offer clients a streamlined solution that’s free of unnecessary hassle and stress.

This can often lead to a bit of an adversarial situation, because they’ll all be competing against one another to make the most amount of money.” “Because we’re the builder, developer, manage the R&Dprocess ensuring formand function, oversee and have input into the design process, the sales arm and customer service managers, we’re very customer-focused and we’re always about the end product. If you want to be in this business long-term,you’ve got to use the best materials for longevity.When you’re building medium-to-high density developments, you tend to find that clients want a product that’s as maintenance-free as possible, looks good and that’s in the selection of materials and how you design it. Since we have knowledge over all those disciplines, we put that towards product selections, material finishes, and overall design.” Nevertheless, these designs and material selections must also be implemented correctly during the construction phase.To

We use consultants to make sure we’re meeting all therequirements, regulations, and so forth with the design, but we then also get input from our contractors during the design phase to make sure we’re doing thingsas efficiently and effectively as possible.”

We are all very appreciative and proud with the result and recognition from the UDIA.” When asked why he thought Willow Park was worthy of award-recognition, Martin credited the project’s initial design and planning. “It was the way it was master-planned. | JMC was done extremely well, and it was done to a standard that we would want to see if we were living there,” he reflects.”That visionwas there from the beginning, and we made sure that common goal was consistent with our architects and other team members without stifling their creativity. I think when you go about things in that way, you come out with a completely different product.” Our architects, IMA, have done a brilliant job and we couldn’t thank them enough. “Sure, it’s commercial, but because we’re a smaller operation, we do things a lot more efficiently and we invest our savings back into our product and overall developments. As such, our clients are getting a far better product and a far better place to live for their money.” JMC isnow looking to replicate that level of success with their latest development, Marque Maribyrnong. “It’s a three-stage projectwith some 380 apartments − one, two, and three bedroom apartments with a landscaped zones, residential lounges, etc.,” Martin explains.”We’re applying the same principles that we would use on a low-rise medium density development to a vertical village.Once again, we designed it based on what we would like to see if we were living there, and by also talking to the clients that live in our previous developments and getting feedback from them.” “This development has various different types of apartments for people with different needs, such as those who want more garden space and outside areas. It’s certainly not a cookie-cutter approach because that would make it a boring place to live. For a development to be successful in the end, you need a good mix of people to live in them. If you have that, then the development has life.”
