For more on their story, and the drivers behind their rapid growth, we spoke to Aziz ‘Ozzie’ Kheir, the company’s founder and managing director. Resimax’s tagline is ‘Property Revolutionised.’ We talked to Ozzie about what that means and we highlighted some examples of their revolution in action. For instance, Resimax was the first company in Australia to introduce built-to-rent with detached houses – up until they did it, developers had only ever done built-to-rent with apartment blocks. We discussed that innovation and the motivation behind it, and we discussed some of the projects that will feature designated built-to-rent homes. That list includes their upcoming and already-awardwinning Eynesbury community, where they are transforming the titular township into “into a fully self- contained world,” with vibrant town centre, walking tracks and hiking trails, a luxury hotel with a conference centre, and even a world-class day spa. The other developers, builders, and building providers featured in this edition have similarly exciting visions. AusSteel, for example, is Australia’s number one residential steel frame supplier, and they have achieved that status as a result of CEO Darren Onley’s philosophy, which is to ‘be better’ and ‘build better.’ When Darren purchased the company, he estimates that AusSteel was producing one whole house frame per month. Now AusSteel has three factories and can produce seven house frames per day in each factory. We talked to Darren about the innovation that’s powered that growth. McColl Smith Projects, meanwhile, is a commercial builder in Victoria that has also gone from strength-to-strength in recent years. According to founders and co-directors Dominic McColl and Jerad Smith, that’s a credit to their transparency and followthrough. We talked to them about what that means and about some of their recent award-winning projects. DECEMBER 2024 Aluminum expected to accelerate worldwide adoption of electric and self-driving vehicles Material takes on an ever-widening role in tomorrow’s vehicles For more than a decade, concerns about fuel efficiency have been encouraging OEMS to replace steel with aluminum on vehicle bodies, doors, trunks, hoods, bumpers, crash boxes, brakes, cables and wheels. With the advent of electric and autonomous vehicles, OEMs worldwide are discovering new uses for aluminum. The need for battery casings and heat exchangers in electric vehicles, combined with autonomous vehicles’ demands for high visibility and structural integrity, is expected to exponentially increase the use of sheet aluminum in tomorrow’s cars, trucks and buses. Supporting the transition to battery-powered vehicles Four major design challenges confront OEMs in their transition to electric vehicles. The Construction Source Australia The lighter the vehicle, the longer its range. According to Ducker Worldwide, aluminum is expected to contribute more than half of the anticipated vehicle mass reduction demanded by electric vehicles (EVs) to extend range. Ducker reports that in North America alone, aluminum content in EVs will increase to nearly 565 pounds (256 kilgrams) per vehicle by 2028. The larger the vehicle, the heavier the battery and casing required to optimize the EV’s range. It is the larger EVs, i.e., sedans, SUVs, taxis, trucks and buses, that will realize the greatest benefits from a steel-to-aluminum conversion. In the U.S., a vehicle’s gross weight determines which class of commercial driver’s license (CDL) will be required. Without lightweighting, some EVs could demand a higher-class license or additional endorsements due to the added weight of the battery. In older European cities like Brussels or London, some bridges and tunnels only allow vehicles up to 3.5 tons in weight, a target that is very difficult to meet for larger EVs without lightweighting. For heavier material transport EVs such as trucks, weight reduction enables an increased payload, providing a significant monetary benefit. Generally, the larger the vehicle, the higher the payback. Particularly relevant for larger human transport EVs such as buses and taxis, the weight reduction made possible through aluminum provides the added benefit of reduced CO2 emissions and improved air quality, of value not only to vehicle operators, but to the communities they serve. The thermal and anti-corrosion properties of aluminum make it ideal for battery frames. Sea-water resistant, highly formable, highly surfaced aluminum alloys provide the strength necessary to pass side-impact crashworthiness testing, protecting passengers and the battery should impact occur. Casing floor plates made out of aluminum are not only strong, but also capable of resisting corrosion related to weather exposure. These characteristics enable aluminum battery casings to resist weather-related deterioration and impact from road debris, minimizing the risk of related fires and further securing passenger safety. Optimizing battery and human safety Extending range Dispersing heat The batteries used in EVs produce energy while charging and decharging, requiring the use of heat exchangers to dissipate heat. But the types of heat exchangers used in vehicle air conditioning systems are inadequate to meet this new challenge. Aluminum clad brazing (which connects multiple layers of aluminum together to disperse heat) requires heating in a controlled atmosphere (e.g., a vacuum) to achieve optimum joining. Aluminum heat exchangers designed specifically to meet the challenges presented by electric vehicles can use as many as five types of aluminum sandwiched together, with the layers providing gradient properties to optimize cooling. These specialized processes and materials address OEM concerns, ensuring adequate dissipation of the heat generated by battery-powered vehicles. An experienced aluminum processing partner can help OEMs specify the right process and alloys to meet specific vehicle temperature thresholds, ideally working side by side with OEM engineers early in the design process to maximize the performance of electric vehicles. DECEMBER 2024 The luxury sedan market will likely be the first to transition to self-driving electric vehicles. Passenger comfort and safety, and an expansive view of the surrounding environment, are expected to be top priorities for this market. The hefty B pillars used in conventional vehicles to meet structural requirements for crashworthiness are undesirable in a self-driving scenario. To enable large windows and an unobstructed view without sacrificing passenger safety, lightweight aluminum will be the strong material of choice. Supporting the eventual transition to autonomous vehicles In addition to the design challenges presented by EVs, society’s demand for sustainable solutions will likely continue to be a driver in the transition to aluminum-lightweighted vehicles. A Forschungsgesellschaft Kraftfahrwesen mbH Aachen (fka) study, using a Volkswagen Golf as its reference vehicle, determined that an electric aluminum-based vehicle could meet the same safety standards as its steelbased equivalent, while emitting 1.5 tons less greenhouse gases over its lifecycle, taking into consideration production, a total driving distance of more than 93,000 miles (150,000 kilometers) and eventual recycling. Ongoing environmental concerns Conclusion Aluminum alloys are ideally suited to the design challenges presented by electric and autonomous vehicles. RCC National is an accredited state-wide domestic and commercial builder with more than 54 years of specialist expertise in insurance claims, 24hour emergency repairs, and catastrophe event management. Chief Operations Officer Michael Mazboudi believes RCC National’s clients look for seamless customer service. “We manage people’s needs when they are in crisis, whether it’s hail or a flood. We get them back to their homes as they left them. We support people when they are at their most vulnerable. Our evolving mindset means we stay ahead of the game, with technology, assessments, and our approach to industry specialisation. This allows for effective gap analysis across all business areas and helps us continuously improve across borders.” Having strong leadership, Cameron adds, also makes it easier to foster buy-in among employees. He considers fostering that buy-in to be a key part of his role. “It’s part of my job as CEO to ensure there’s a healthy, supportive culture within the business where we all are working together to deliver our vision.” RCC National deploys a number of initiatives in order to achieve their desired culture. They are the boots on the ground, the face of the claim and building project with the customer and the client, and the support system for customers to have their concerns validated and their scope of work, timeline and project outcomes confirmed. All aspects of the job are worked through with the client to ensure transparent communication and effective engagement.” “What we’ve identified is when people move to the corporate mindset, there’s no relationship. It becomes a transaction,” says Michael. “We’re there to serve the insurer and their customer. To get them back into their houses. know that the customer has gone through an extremely tumultuous event. Having that ability to connect, listen, communicate, and having the expertise to support them in their time of need – that compassion resonates through the business. We’re a people-based company. We’re invested in our people and I think that translates into our client relationships and management style.” RCC National has a strong investment in all their customers whether it’s metropolitan, regional or remote. “Our unified approach delivers the same service level across all locations. The business is heavily invested in our remote and regional level of services to ensure specialisation and localisation of claim requirements,” says Cameron. A major part of RCC National’s growth plan has always been ensuring that they have team members across regional and remote areas, encouraging local teams to foster extensive community and trade networks and giving customers the peace of mind that the people coming to support them know and live their experiences. This care and concern for customer service shows in their recent Major Loss and Complex Claim projects. The first claim was a fire claim where they had to meet significant heritage conditions during the rebuild. Works included rebuilding the street-facing heritage house front, re-roofing, allnew internal lime render, and all custom-milled solid timber carpentry for the fit-out. The second was also a fire claim that included full new roof framing, a new roof, a new patio structure, all new windows throughout, some brickwork replacement, and a full internal fit-out. “We have a large female presence in our company in accounts and higher office jobs,” says Josh. Currently, one of the larger jobs Kelm Hire is involved in is the Metro Tunnel expansion in Melbourne.
