This includes a hands-on approach to repositioning properties, pursuing refurbishment or rezoning opportunities, and working to improve the value and income outlook of its assets. “It’s not just about acquiring properties; it’s about creating value through proactive management and improving the income outlook for each asset,” Rob explains. “This is how we create long-term growth and returns for our investors.” One example of Acure’s successful strategy is its acquisition of a mixed-use roadhouse property in Western Australia. Initially, this asset was a simple roadside roadhouse, but Acure recognised its potential and transformed it into a facility that now includes industrial land and a 150-room accommodation unit. This accommodation is currently leased to Rio Tinto, which uses the property to support its mining projects in the region. The property was acquired for $2.6 million, and within 12 months, Acure successfully secured industrial tenants for the adjacent land, generating an additional $1.3 million in rent revenue.
