In this edition, we were fortunate to highlight a broad spectrum of contributors to Australia’s building and development industries, including builders of custom homes, granny flats, multi-family projects, commercial projects, industrial projects, and more. Cobuild Civil, for example, is a company that has quickly emerged as a leading force in civil, commercial, architectural, and concrete construction across the South West of Western Australia. Since forming in 2023, they have already build a built a reputation for their professional service, superior quality, and innovative solutions. We caught up with Paddy Clarke, the founder and driving force behind the company, and we talked about that reputation and what’s powered it. We also discussed some of their recent highlight projects – including the redevelopment of Wallcliffe House, a renowned hotel on the banks of the Margaret River. The original Wallcliffe property burned down in 2011, and the extensive ongoing redevelopment is estimated to reach a value of $150 million by 2028. Paddy talked to us about their progress so far and their close relationship with the client. Also featured in this issue are Billingham Construction and Master Granny Flats, two steadily growing companies with sterling reputations in their local communities. Billingham Construction is based in Perth, Western Australia, and takes on a range of projects, including new residential builds, renovations, extensions, and commercial builds. They are a company led by husband-and-wife team Lee and Louise Billingham, who founded the business with a vision of “building trust, delivering quality, and creating spaces where people could thrive.” We talked to Lee and Louise about that vision, about the company’s growth to date, and about their exciting new phase: designing and building their own range of homes for sale. Master Granny Flats, meanwhile, is Sydney-based, and operates from offices in Peakhurst, Lake Illawarra, and Pendle Hill, with an upcoming office-plus-showroom planned for Campbelltown. Founder and director Robert Daoud walked us through those plans. He also talked to us about the company’s trailblazing origins – they are often cited as one of the companies that brought granny flats into the mainstream housing conversation – as well as their vision for future stable but steady growth. SEPTEMBER 2025 Aluminum expected to accelerate worldwide adoption of electric and self-driving vehicles Material takes on an ever-widening role in tomorrow’s vehicles For more than a decade, concerns about fuel efficiency have been encouraging OEMS to replace steel with aluminum on vehicle bodies, doors, trunks, hoods, bumpers, crash boxes, brakes, cables and wheels. With the advent of electric and autonomous vehicles, OEMs worldwide are discovering new uses for aluminum. The need for battery casings and heat exchangers in electric vehicles, combined with autonomous vehicles’ demands for high visibility and structural integrity, is expected to exponentially increase the use of sheet aluminum in tomorrow’s cars, trucks and buses. Supporting the transition to battery-powered vehicles Four major design challenges confront OEMs in their transition to electric vehicles. The Construction Source Australia The lighter the vehicle, the longer its range. According to Ducker Worldwide, aluminum is expected to contribute more than half of the anticipated vehicle mass reduction demanded by electric vehicles (EVs) to extend range. Ducker reports that in North America alone, aluminum content in EVs will increase to nearly 565 pounds (256 kilgrams) per vehicle by 2028. The larger the vehicle, the heavier the battery and casing required to optimize the EV’s range. It is the larger EVs, i.e., sedans, SUVs, taxis, trucks and buses, that will realize the greatest benefits from a steel-to-aluminum conversion. In the U.S., a vehicle’s gross weight determines which class of commercial driver’s license (CDL) will be required. Without lightweighting, some EVs could demand a higher-class license or additional endorsements due to the added weight of the battery. In older European cities like Brussels or London, some bridges and tunnels only allow vehicles up to 3.5 tons in weight, a target that is very difficult to meet for larger EVs without lightweighting. For heavier material transport EVs such as trucks, weight reduction enables an increased payload, providing a significant monetary benefit. Generally, the larger the vehicle, the higher the payback. Particularly relevant for larger human transport EVs such as buses and taxis, the weight reduction made possible through aluminum provides the added benefit of reduced CO2 emissions and improved air quality, of value not only to vehicle operators, but to the communities they serve. The thermal and anti-corrosion properties of aluminum make it ideal for battery frames. Sea-water resistant, highly formable, highly surfaced aluminum alloys provide the strength necessary to pass side-impact crashworthiness testing, protecting passengers and the battery should impact occur. Casing floor plates made out of aluminum are not only strong, but also capable of resisting corrosion related to weather exposure. These characteristics enable aluminum battery casings to resist weather-related deterioration and impact from road debris, minimizing the risk of related fires and further securing passenger safety. Optimizing battery and human safety Extending range Dispersing heat The batteries used in EVs produce energy while charging and decharging, requiring the use of heat exchangers to dissipate heat. But the types of heat exchangers used in vehicle air conditioning systems are inadequate to meet this new challenge. Aluminum clad brazing (which connects multiple layers of aluminum together to disperse heat) requires heating in a controlled atmosphere (e.g., a vacuum) to achieve optimum joining. Aluminum heat exchangers designed specifically to meet the challenges presented by electric vehicles can use as many as five types of aluminum sandwiched together, with the layers providing gradient properties to optimize cooling. These specialized processes and materials address OEM concerns, ensuring adequate dissipation of the heat generated by battery-powered vehicles. An experienced aluminum processing partner can help OEMs specify the right process and alloys to meet specific vehicle temperature thresholds, ideally working side by side with OEM engineers early in the design process to maximize the performance of electric vehicles. SEPTEMBER 2025 The luxury sedan market will likely be the first to transition to self-driving electric vehicles. Passenger comfort and safety, and an expansive view of the surrounding environment, are expected to be top priorities for this market. The hefty B pillars used in conventional vehicles to meet structural requirements for crashworthiness are undesirable in a self-driving scenario. To enable large windows and an unobstructed view without sacrificing passenger safety, lightweight aluminum will be the strong material of choice. Supporting the eventual transition to autonomous vehicles In addition to the design challenges presented by EVs, society’s demand for sustainable solutions will likely continue to be a driver in the transition to aluminum-lightweighted vehicles. A Forschungsgesellschaft Kraftfahrwesen mbH Aachen (fka) study, using a Volkswagen Golf as its reference vehicle, determined that an electric aluminum-based vehicle could meet the same safety standards as its steelbased equivalent, while emitting 1.5 tons less greenhouse gases over its lifecycle, taking into consideration production, a total driving distance of more than 93,000 miles (150,000 kilometers) and eventual recycling. Ongoing environmental concerns Conclusion Aluminum alloys are ideally suited to the design challenges presented by electric and autonomous vehicles. By aligning with aluminum partners deeply experienced in developing processes and alloys to meet demanding performance requirements, transportation vehicle OEMs are accelerating the pace of EV and self-driving vehicle adoption throughout North America. .

Master Granny Flats has carved out its place in the Australian building landscape by staying true to a simple but powerful principle: even the smallest home deserves to be treated with the same care and respect as the largest. Founded in 2006, the company has grown steadily over the past two decades, evolving from a small developmentfocused operation into one of the leading names in the granny flat industry. For director Robert Daoud, the journey began not with a grand plan to specialise in secondary dwellings, but through a twist of circumstance that revealed both a business opportunity and a way to serve families in need of affordable, flexible housing. “I started out focused on property development— buying, building, and selling,” Robert says. “But the market doesn’t always favour you, and we hit a point where cash flow became difficult. A neighbour approached me about building a granny flat, and at first, I wasn’t interested. I was in the development game. But I met the client, an older lady who wanted to keep her children close, and I realised how valuable this could be. That first build opened my eyes.” That first client’s neighbour quickly followed with a request of her own, and before long the small team found itself immersed in a market that seemed to answer everyone’s needs—families, investors, retirees, newlyweds. “It solved our problem with inconsistent work, but it also solved problems for clients who needed affordable housing solutions. We put our attention there, and here we are 20 years later,” Robert explains. of the industry in Australia, often cited among the top companies to bring granny flats into the mainstream housing conversation. Operating from offices in Peakhurst, Lake Illawarra, and Pendle Hill, the company services Sydney and surrounding areas, rarely venturing more than an hour from each office in order to maintain the consistency and oversight Robert considers non-negotiable. Plans are already underway to establish another office at Campbelltown, which will double as a showroom to better serve clients in the Greater Sydney areas. Though the company has grown at a steady rate, expansion has never been rushed. “We don’t want to grow too fast on weak foundations,” Robert says. “Everything about this business has been built slowly, with strength and care. At the end of the day, we’re dealing with people’s money, sometimes their life savings, and to them this isn’t a small project—it’s everything they have. We respect that.” The respect Robert talks about runs through every part of the company’s operations. While some might look at a granny flat as a smaller, secondary project, Master Granny Flats has built its reputation by recognising these builds as real homes. “From the very beginning, I was dealing with grandmothers, mothers, and children. I understood that even though a granny flat is smaller, it’s still a home. It might be where someone retires, where newlyweds start their life, or where kids are raised. Once you understand that, you can’t just treat it as another job—you treat it with the importance it deserves.” That approach has helped the company achieve SEPTEMBER 2025

consistently strong reviews and a sustainable reputation across the construction industry throughout Sydney. Master Granny Flats has recently participated and received high recognition in the 2025 Georges River Local business awards, which have cemented their place in the local construction industry as a leading competitor. Through this, Master Granny Flats received not only the award for outstanding service and trade—which this year had more nominations than ever—but also achieved Business of the Year, taking into account all 25 business who received an award in their industry. Even though this is a significant achievement, Robert has recognised that the company will stick to their founding values. “We’ve seen companies win awards and then disappear a few years later,” Robert says. “For us, it’s about producing results, looking after clients, and maintaining the quality of our work. That’s the real reward—seeing clients happy, seeing repeat customers, and knowing we’ve built something that lasts.” A standard granny flat for Master Granny Flats is designed to meet CDC (Complying Development Certificate) guidelines, with most builds centred on a 60-square-metre footprint. But “standard” hardly means rigid. Many projects include verandas, attached garages, or even additional studios, depending on the property and the client’s needs. Pricing generally begins in the $160,000 to $170,000 range for a simple build and can extend upward depending on finishes and custom features. He personally invests time in training his sales and marketing staff, not as salespeople, but as advisors. “I don’t spend my time teaching them how to sell; I teach them how to treat people,” he says. “If you treat people with respect, the rest follows. I can’t be everywhere at once, but by training my team to think the way I think and handle clients the way I would, I know they’re carrying the same values into every meeting.” That philosophy extends to staff culture within the company. Weekly meetings with sales, design, and construction teams focus on successes and mistakes alike, always with an eye to improvement. “I don’t believe in micromanaging. I want people to feel like they’re working for themselves, like they have the authority to make decisions. It builds trust, both within the team and with our clients.” Over the years, subcontractors and suppliers have become an extension of that culture. Many of Master Granny Flats’ tradespeople— electricians, plumbers, carpenters—have been with the company for over a decade. When new contractors are needed to meet workload demands, they’re brought in under clearly defined scopes and quality standards. “The secret to anything successful is your foundation, whether it’s a company or a building,” Robert says. “That’s why we’ve kept so much of our formwork, concreting, and slab work in-house. When people who worked with us move on to start their own businesses, we often bring them back in as contractors. We know how they work, and we know they understand our standards.” For Robert, the projects that remain closest to his heart are still the first two—those modest SEPTEMBER 2025

builds for two elderly clients who trusted him with their needs when the company was still finding its footing. “They weren’t big or fancy, but they were the foundation. They opened my eyes to how important this industry really is and set us on the path to where we are today.” Whilst more recent projects have stretched the company’s capabilities, such as a two-storey granny flat currently under construction in Auburn. The company’s growth has been matched by a commitment to sustainability and efficiency. By operating with controlled scopes, trusted suppliers, and in-house capabilities, waste is minimised and processes streamlined. Factorybuilt elements and thoughtful design ensure precision, while client engagement at each stage reduces costly adjustments. Marketing too has followed a consistent, grounded approach. Since 1992, AGN Builders has been synonymous with high-quality, custom home construction in Melbourne’s eastern and southeastern suburbs. Founded by father-and-son team Andrew and George Nionakis, the company embodies a wealth of experience and hands-on expertise, including over six decades of construction knowledge. Recently, Andrew retired from the industry, but AGN Builders remains a family-run business, soon to include a third generation of registered builders, maintaining the hands-on, personalized approach that has been its hallmark since inception.
